If the building (with a roof and walls) uses energy to condition the indoor climate (i.e central-heating, air-conditioning or mechanical ventilation) then the property will require an EPC when it is marketed for sale or let.
An EPC may also be required if parts of a building is designed or altered to be used as separate accommodation.
