Question: What is energy monitoring?

Answer: Energy monitoring is the systematic measurement and analysis of energy consumption in a building or across a portfolio using meters, sub-meters, sensors and data platforms. It provides visibility of when, where and how energy is used, allowing waste to be identified, savings to be verified and performance to be benchmarked.

Effective monitoring is the foundation of energy management, net zero reporting and compliance with Building Regulations metering requirements, BREEAM credits and schemes such as NABERS UK.

Question: Why is energy monitoring important?

Answer: Buildings frequently use far more energy than predicted at design stage, a problem known as the performance gap. Without monitoring, this waste goes unnoticed. Monitoring allows building managers to identify faults, inefficient controls, out-of-hours operation and equipment degradation, and provides the data needed for carbon reporting, MEES planning, tenant billing and investment decisions.

Question: What does Building Regulations Part L require for metering?

Answer: Part L requires new non-domestic buildings to be fitted with energy meters enabling at least 90 per cent of the estimated annual energy consumption of each fuel to be assigned to end-use categories such as heating, lighting and small power. Buildings over 1,000 m² require automatic meter reading and data collection. Renewable and low-carbon systems must be separately metered. An energy consultant develops the metering strategy and specification to satisfy these requirements.

Question: What is an energy metering strategy?

Answer: A metering strategy sets out what will be metered, where meters will be located, how data will be collected and how it will be used. It identifies main incoming meters, sub-meters for tenancies and end uses, heat meters for heat networks and interfaces with the building management system or energy monitoring platform. A well-designed strategy supports Part L compliance, BREEAM Ene 02 credits, tenant recharging and ongoing energy management.

Question: What is automatic monitoring and targeting?

Answer: Automatic Monitoring and Targeting (aM&T) uses software to collect half-hourly or more frequent meter data, compare consumption against targets or expected profiles and raise alerts when performance deviates. It enables rapid identification of faults and waste, verification of savings from energy projects and reporting against KPIs. BREEAM awards credits for aM&T systems in larger buildings.

Question: How does energy monitoring support net zero and ESG reporting?

Answer: Accurate metered data is essential for Streamlined Energy and Carbon Reporting (SECR), ESOS, GRESB and corporate net zero disclosures, and for verifying performance against frameworks such as the UK Net Zero Carbon Buildings Standard and NABERS UK. Monitoring also allows post-occupancy evaluation to check whether a building meets its design intent and planning commitments.
