If the building (with a roof and walls) uses energy to condition the indoor climate (i.e central-heating, air-conditioning or mechanical ventilation) then the property will require an EPC when it is marketed for sale or let.
An EPC may also be required if parts of a building is designed or altered to be used as separate accommodation.
The sale and let of commercial buildings can be complex, with floors let to different tenants, and with a mixture or retail, office and residential accommodation. -Therefore, in this scenario an EPC will be required for any space a marketed for sale or let.
