Syntegra Consulting Ltd were appointed as energy consultants to produce an energy strategy for the scheme at Manor House, Manor Lane, Feltham, London – to support the planning process, demonstrate Building regulations Part L2B compliance and to demonstrate the overall energy strategy associated with driving CO2 emissions reduction against 2010 building regulations via renewable technology.
The Manor House project entailed a Change of use from Health Centre to an Educational Spiritual Centre. Furthermore, the proposed development comprises of a 4 storey building consisting of community centre space and ancillary living accommodation. The site, highlighted in red (see above) extends to 0.56 acres (0.23 hectares) with a frontage to Manor Lane of 56 m (184 ft).This project required Syntegra to conduct a number of assessments, namely: M&E consultancy, LED report, utilities procurement, energy strategy report, to name a few.
The improvements to structure and services included the following:
- All external walls to be lined internally to give a U value of 0.35w/m2k i.e. reduced from 1.6 w/m2k.
- All existing double glazed windows to be re-used.
- All mechanical ventilation to be kept to an absolute minimum, but where used heat recovery devices to be employed wherever possible.
- New Condensing boiler(s) to be installed having a minimum efficiency of 89%. (existing boiler efficiency around 60% and includes asbestos gaskets.)
- All existing piped services to be stripped out and replaced with more a efficient system.
- The calculations include for Photo Voltaic renewable energy, the exact amount yet to be determined, depending on the structural capability of the existing roof.
- All lighting to be of the energy efficient type.
