SBEM is developed by the Building Research Establishment (BRE) as a computer program to analyse building energy consumption of buildings other than dwellings, used in support of the National Calculation Methodology (NCM) and the Energy Performance of Buildings Directive (EPBD).
SBEM applies to all commercial buildings, i.e. industrial warehouses, school, hotels, pubs, sports halls to name a few. Through comparing the designed Building Emission Rate (BER) with an SBEM calculated Target Emission Rate (TER); it shows the compliance with UK Building Regulations Part L. The results of the SBEM Calculation are then summarised for submission to Building Control in the form of a BRUKL report.
SBEM applies to all commercial buildings including offices, hotels, pubs, sports halls and supermarkets. Syntegra currently use SBEM2009, however this will be superseded by SBEM2012 in April 2013. Ultimately in 2019 SBEM calculations will be used to ensure that all new-build commercial buildings are carbon neutral.
