Syntegra Consulting have been appointment as energy consultants, BRREAM Assessors and Code for Sustainable Home Assessors on the Thames House project- Dalston, London, E8. The project involves the development of the site comprising a part 9 and 10 storey building, along with a 3 storey block to provide 82 residential units and some B1 business floorspace at ground floor level, in addition to a basement car park and single story cafe structure located on the western side of the site.
In terms of the Phase 1 planning stage (82 flats and 1 commercial unit space) Syntegra will be involved in offering a number of services, namely:
- 82 Code for sustainable homes pre-assessments based on proposed scheme. For the residential proportion of the development scheme. Includes CSH site registration.
- SAP assessment & Part L compliance checks based on proposed scheme U-values and other services based assumptions to achieve Code 3/4 for the residential units (social and private). A series of SAP assessments will need to be run to assist in the evaluation overview justifying building regs compliance (e.g. DER over TER improvement required) against at least 2 energy strategy design options.
- SBEM assessment & Part L compliance checks based on proposed scheme U-values and other services based assumptions for the commercial units space
- Sustainability and Energy Statement demonstrating that the applications include the consideration of all renewable energy technology / energy efficient measures, details what is proposed and, where these are not proposed and where these are not proposed, why these have been discounted as inappropriate / unfeasible.
- Justification of the use of onsite renewable energy generation of up to 20% subject in accordance to Local Authority UDP requirement & London Plan 2011.
- Justification of the use of onsite renewable energy generation to reduce the carbon emissions by 20% against the CIBSE standard case subject in accordance to LA planning policy and London Plan 2011.
- BREEAM pre-assessment
In terms of the Phase 2 planning stage (82 flats and 1 commercial unit space) Syntegra will be involved in offering the following services:

- 82 residential unit design SAP assessments, Building Reg Part L compliance report, PEAs
- 82 residential unit as-built SAP assessment & completion EPCS
- Commercial unit design SBEM assessments, Building Reg Part L compliance report

- Category SUR1 & 2 – Water engineer specialist report for Code for Sustainable Homes
- Ecology ECO1-4 – Ecology report for Code for Sustainable Homes
- WAS 2 – Consultancy to produce a Code compliant SWMP for Code for Sustainable Homes
- MAN 1 – Code compliant Home User guide for Code for Sustainable Homes
