240 Blackfriars is a major development composed of two distinct components that seeks to define the skyline at a pivotal junction of road, rail and river. Currently on site at the south end of Blackfriars Bridge, the project will provide over 220,000 square feet of high performance office space, animated by ground-level retail units. Part pre-let (105,000 square feet), it opens in early 2014.
UBM plc, the global live media and B2B communications business and owner of Property Week, will occupy the top nine floors, as its UK headquarters, in the 20 storey office building. Also 2,196 sq.ft. of ancillary space on the ground and basement levels will be included in the fifteen year lease contract.
A planned BREEAM excellent building, 240 Black friars Road is located within London’s Southbank, with excellent connectivity to the West End, City and Canary Wharf as well as within walking distance of the new Black friars South Station which offers Thames-link services.
Although the building requires solid sustainability credentials to appeal to corporate occupiers and is designed to achieve a BREEAM Excellent rating, UMB has decided to go for a platinum certificate with LEED as well. Therefore, the office space will be highly rated by one of the most important sustainability measures as LEED.
In order to facilitate the Building rating under LEED sustainable certification, Syntegra Consulting Ltd is appointed to deliver professional consultancy and cooperate as coordinator.
The most applicable LEED methodology to the designed concept is New Construction and Major Renovation. It should be noted that LEED v4.0 New Construction and Major Renovation 2013 (LEED NC v4.0) has been launched in November 2013; however, registration for 240 Black Friars Road will stay under LEED New Construction Version 3.0, which will remain open until June 2015.
Achieving the LEED platinum rating, Syntegra Consulting Ltd, is also appointed to undertake planning the indoor environmental quality by making sure that the designated suppliers and material will fit within the requirements. Also to insure that and materials and resources section will be met according to the criteria the construction waste management plan is critically reviewed by Syntegra Consulting Ltd to make sure that the recyclables will go back to the cycle and the landfill is disposed of safely. Furthermore, the Syntegra Consulting Ltd is contributing to make sure that the assigned materials are produced locally.
