Providing consultancy services for SAP calculations and BRUKL compliance was Syntegra’s role in the recent redevelopment of Bracknell town centre.
Our consultants worked on the part renovation, part new build project to convert former offices and a hostel at Enid Wood House into 97 apartments.
Appointed M&E consultants and energy consultants, we advised in relation to design and performance specification working with Bracknell Property Ltd and GA&A Design.
We offered recommendations for compliance with BRUKL (Building Regulation UK Part L) which calculates Part L (fuel and energy conservation) of the Building Regulations 2000 measured against maximum carbon dioxide emissions for whole buildings.
SAP relates primarily to the thermal performance of building fabrics in both new builds and renovation projects.
Building Regulations set the limit on glazing at 25 per cent of the floor space in any new design because glazed areas lose more heat than walls and roofs.
But this can be offset with other aspects of the construction in terms of materials chosen and demonstrating extra benefits from the amount of natural daylight in the building.
Bracknell town centre’s multi-million pound overhaul included strong emphasis on sustainability, technical specifications and finishes for its residential, leisure and retail provisions.
