Service Overview

The BREEAM AP provides the design team with guidance and support from the early stages of the design process, through to construction, to ensure that good environmental and sustainability practice is incorporated into a building in an efficient and cost-effective manner. In recognition of the significant contribution a BREEAM AP can make to the design process, up to three BREEAM credits (BREEAM 2011) are available if a BREEAM AP is engaged from an appropriate point in a project.

The role of BREEAM AP represents a significant return on investment as to obtain these credits via design and technology is much more costly.


The role of the AP should not be confused with that of the assessor, the assessor’s role is to review and feedback on evidence provided, whereas the AP will take an active role within the design team including the following principle responsibilities:

  • Facilitating the setting of BREEAM related performance targets
  • Monitor and report progress against BREEAM targets by attending key project/design team meetings
  • Prepare regular written progress reports
  • Provide analysis of the sustainability requirements, opportunities and constraints14
  • Providing general advice on sustainable design and construction
  • Ensure that sustainability solutions for the project are both suitable for the proposed building, and are cost-effective
  • Consideration of financial implications of sustainability measures
  • Help to avoid last minute design changes and bolt-on solutions
