New build domestic properties are assessed using the SAP energy assessment method – Which is based on different principles to that of existing domestic properties using rdSAP to produce an EPC.
SAP calculations are used mainly to determine carbon index and energy values for new build homes & property by providing a predicted EPC during the design stage to attain building control approval. A typical case would involve property developers building new houses at a site.
The new legislation requires that the housing developer provide an EPC for the new homes build complete after the 6th April 2008. A building completion certificate from building control cannot be issued without a ‘new build completion EPC’ being issued. This new build OCEPC (On Construction Energy Performance Certificate) is valid for 3 years.
