The commercial areas of the ground and basement level are non-fitted out areas of a speculative nature, more commonly known as shell & core.
The client has been advised by the council that a FULL BREEAM assessment won’t be required for the shell & core ground and basement commercial areas, whereby the FULL BREEAM assessment will be undertaken during the fit-out stages by the future tenants. Syntegra is assisting the client in the production of the a BREEAM pre-assessment to satisfy the planning requirement with a target Very Good BREEAM Rating.
In this way duplication of BREEAM assessments is avoided, and the fit-out design team has the flexibility to create it’s design which will eventually achieve a BREEAM Very Good rating.
