Air Conditioning Inspections (ACI) are mandatory assessments for air conditioning systems with an effective rated output of 12kW or more, as stipulated by the Energy Performance of Buildings (England and Wales) Regulations 2012. These inspections, often referred to as TM44 inspections, are essential for identifying opportunities to improve energy efficiency, reduce carbon emissions, and ensure the optimal performance and longevity of AC systems. By complying with these regulations and conducting regular ACIs, building owners can prevent costly breakdowns, lower operational costs, and contribute to a reduced environmental footprint.

In accordance with the Energy Performance of Building Regulations 2007, any persons who controls the operation of an air conditioning system has a legal obligation to ensure that the system is inspected by the relevant inspection date by a fully accredited Air Conditioning Inspector.

The aim of the inspection is to show how efficient the current system is and how it can be improved to reduce energy costs and reduce carbon emissions.  All reports should, as a minimum, meet CIBSE TM44 standards.

– First inspection of all existing air conditioning systems with a rated output of over 250 kW cooling capacity must have been completed by 4th January 2009.

– First inspection of all existing air conditioning systems with an effective rated output of over 12kW must have been completed by 4th January 2011.

– New air conditioning systems over 12kW installed after January 2008 must have been inspected within 5 years of being put into service.

Recent reports indicate that a large number of buildings have still not met these deadlines and are therefore running the risk of fines and prosecution due to lack of awareness or suitably qualified Air Conditioning Inspectors.
