Why Publicizing Indoor Air Quality Ratings Matters for Business

Quick Answer

Calls are increasing for indoor air quality (IAQ) ratings to be publicly disclosed, aiming to enhance transparency regarding the health and safety of indoor environments. This initiative seeks to provide occupants with clear information about the air quality in buildings, similar to how food hygiene ratings are displayed. Publicizing IAQ ratings would empower individuals to make informed decisions about the spaces they occupy and incentivize building owners to prioritize healthier indoor conditions.

Hotels and other businesses have been urged to let consumers know the standard of their indoor air quality (IAQ) after a survey revealed its importance to users amid the COVID pandemic.

Carbon Lighthouse examined indoor air quality and its perception by the public. The U.S. Consumer Sentiment on Indoor Air Quality and COVID-19 survey found that a “vast majority” – 91% – of consumers believe that IAQ is important in the prevention of COVID-19 spread.

Almost 80% of consumers said proof about a hotel’s IAQ would impact their decision on where to stay, 52% said they would pay more to stay at a hotel with better IAQ and 76% said a rating system on the IAQ of a building – similar to restaurant ratings – would help them feel better about entering that building.

Addressing indoor air quality can serve as the “tip of the spear” for a larger and much-needed modernization that would make the commercial real estate industry much more streamlined, agile and resilient, the report said.

Mark Chapman, Syntegra’s Director of Environment (Air Quality), said: ‘The pandemic has brought into sharp focus the importance of indoor air quality.

‘People have become much more aware of the need to work in a healthy environment where the transmission of viruses and other health concerns are addressed.

‘Now we can see that people’s perception of the indoor air quality in a building impacts their decision about whether or not to book into a particular hotel, it is clear there is a direct business benefit to improving IAQ and explaining how well premises rate on a recognisable scale so they can make informed decisions.

‘There are a range of measures that organisations can implement to ensure their IAQ is as efficient as possible.’

Proving optimum IAQ could also play a role in encouraging reluctant workers to return to the workplace.

Frequently Asked Questions

1 What are the implications of publicising indoor air quality ratings for building owners?

Publicising indoor air quality ratings would increase transparency regarding building performance. It could influence tenant decisions, property values, and necessitate proactive measures to ensure buildings meet or exceed expected health and safety standards, aligning with the calls for greater disclosure mentioned on the page.

2 Why is indoor air quality (IAQ) increasingly important for commercial buildings?

Indoor air quality is crucial for occupant health, comfort, and productivity. Poor IAQ can lead to health issues and reduced performance, making its assessment and improvement a key focus for building management and regulatory bodies, as highlighted by the growing emphasis on IAQ standards.

3 What steps can building owners take to assess and improve their indoor air quality?

Building owners can conduct Indoor Air Quality Assessments and Air Quality Monitoring to identify specific issues. Implementing strategies like improved ventilation, filtration, and material selection, often guided by environmental consultants, can significantly enhance IAQ and prepare for potential public rating systems.

4 What regulations or certifications are relevant to indoor air quality in commercial properties?

While specific mandatory public IAQ ratings are being called for, existing frameworks like the WELL Building Standard and BREEAM incorporate comprehensive IAQ criteria. Adhering to these standards helps ensure a healthy indoor environment and demonstrates a commitment to occupant well-being and environmental compliance.
