The Energy Act 2011 set a wide number of provisions including EPC minimum standards requirements for residential and commercial properties. About 20% of non-domestic properties could be in the F and G ratings bracket. Furthermore, also some prime properties will be in this situation and not only secondary or tertiary stock. In the properties in which the minimum standards are not achieved the Green Deal will provide the finances to carry out the improvements. After that, the landlords have satisfied their obligations after achieving an EPC “E” rating or at least have implemented the maximum works that can be done under the Green Deal that is for both residential and commercial properties. The government has proposed that no later than 1 April 2018 landlords cannot let properties that are not in accordance with the minimum EPC rating and Green Deal measurements.
