Case Study: Daylight, Sunlight & Overshadowing Analysis at 97 Wick Road, London

You are here:

Syntegra Consulting Ltd have been appointed as energy consultants and daylight modelling consultants for the proposed scheme in 97 Wick Road, London E9 5AB. Currently there is an existing pub at ground level with a flat on the first floor.

The study has been undertaken by constructing a 3D IES model of the existing and proposed site and surrounding buildings in order to analyse the daylight, sunlight and overshadowing impact of the new development on the affected buildings.

The report assesses the daylight, sunlight and overshadowing effect of the proposed development on the surrounding buildings and specifically focuses on the windows of the building at 101 to 120 Wick Road, 99 Wick Road, 83 Barnabas Road and Cheyney House. The assessment is undertaken in accordance with “BRE 209 Digest: Site Layout Planning For Daylight and Sunlight – A Guide to Good Practice”.

Frequently Asked Questions

1 Why is a Daylight and Sunlight Assessment important for my property development?

A Daylight and Sunlight Assessment evaluates how a proposed development impacts light conditions for both new and existing buildings. It is crucial for planning applications to demonstrate compliance with local policies and ensure adequate amenity, often requiring detailed 3D modelling.

2 How does 3D modelling contribute to Overshadowing Analysis?

3D modelling creates a precise digital representation of a development and its surroundings, allowing for accurate simulation of shadow paths throughout the year. This helps assess the impact of overshadowing on adjacent properties, gardens, and public spaces, informing design and planning submissions.

3 When is an Overshadowing Assessment typically required for a development project?

An Overshadowing Assessment is usually required for planning applications where a development's height or mass could significantly impact the sunlight access of surrounding properties, open spaces, or proposed amenity areas. It ensures compliance with local planning guidelines regarding light amenity.
