The Non-domestic Private Rented Sector (MEES) Regulations establish minimum energy efficiency standards for privately rented non-domestic properties in England and Wales. These regulations, which came into force on 1 April 2018 for new leases and extended to all existing leases from 1 April 2023, make it unlawful for landlords to grant new leases or continue to let properties with an Energy Performance Certificate (EPC) rating below E. The primary goal of MEES is to enhance the energy efficiency of the UK's building stock and contribute to the reduction of carbon emissions.
The MEES regulations establish minimum energy efficiency standards for non-domestic private rented properties. Landlords are required to ensure their properties meet these standards, typically demonstrated by an Energy Performance Certificate (EPC) rating, before new leases can be granted or existing ones continued.
